Financial Services Projects

David Hunter · Architects has been responsible for the programming, planning, design and project management of financial services facilities ranging from a single room to the entire headquarters of major international financial concerns. This firm provided the programming and space planning for the recent headquarters relocation of one of the leading financial services firms in the world. D.H.A. was also responsible for all of the trading area design and implementation for this project. D.H.A. has designed the complete Corporate Banking Divisions of major Financial Services Groups. Separate trading floor commissions have included up to 310,000 S.F. of trading floor space and over 70,000 S.F. of ancillary functions such as conference centers, operations facilities, research offices and electronic equipment rooms.

This firm has planned and designed the trading floors and associated spaces for Execution Services Inc. at 1221 Avenue of the Americas, the offices of Geometry Asset Management, 666 Fifth Avenue, the operations area for S.G. Warburg at 787 Seventh Avenue, as well as other Architectural projects for different groups at an International Financial Services Firm including those at 1633 Broadway. In the aggregate, this work has amounted to over 400,000 S.F. of trading floors and directly related spaces. During the same time, the firm also served as the Architect of Record for the Offices of Kohlberg, Kravis and Roberts. Data Center design includes the Comsat New York City Telecommunications Hub as well as various Telecommunications Centers for International Financial Services Firm in the McGraw-Hill and Exxon Buildings in Manhattan.

David Hunter • Architects provides strategic space planning, site analysis and project consulting for a number of international financial services groups in their searches for headquarters sites. Other projects include Dresdner Bank, Kidder Peabody & Co., Smith Barney, Harris Upham & Co., Bank Hapoalim, B.M. and Wachovia Bank, N.A.

Other relevant Financial Services experience of David Hunter includes the complete programming and space planning of the move of Shearson, Loeb, Rhodes into the World Trade Center as well as the programming and space planning for the predecessor firm of Shearson, Hayden, Stone. David Hunter was also responsible for the project management of the Headquarters offices of Northwestern Mutual Life Insurance, Strong Capital Management and National Investor Services, all in Milwaukee, Wisconsin. Other financial services experience includes the First Pennsylvania Bank Main Headquarters Offices at Centre Square, Philadelphia as well asa series of regional brokerage offices for the firm of Shearson Hammill.

Project Name: FID Creative Services Expansion - 15th Floor
Location: New York, NY
Program: The project goal was the expansion of a FID Graphics group towards west of its existing occupied floor space on the southeast quadrant of the 15th floor. Phasing of new versus reused stations was required for its new operations as well as build-outs to accommodate its various equipment.

Project Name: Operations - Internal Expansion and Reorganization-16th Floor
Location: New York, NY
Program: The scope of this project was to transform an operations' area with traditional workstations to newly ergonomic desks at the firm headquarters. Coincidently, there was a net add of 40 positions for the group.

Program:
The scope of this project was to install the trading areas for several Groups on the 2nd through 6th Floors. Vertical circulation between the floors was greatly enhanced by the construction of open stairwells wherever possible.

HEDGE FUND

Project Name: Corporate Trading Expansion - 3rd Floor
Location: Greenwich, CT
Program: The immediate goal of this project was to identify the design concepts and ideas needed to revitalize the trading area and certain office spaces. Our first objective was to improve both the current utilization of the space for trading as well as to provide for the potential future expansion of the trading function in the most efficient possible manner. We also provided alternate solutions for the purchase of new trading desks both as to what is technically and functionally the state-of-the-art. There were several offices and clerical areas that required design review as well as the lobby area directly as visitors enter the suite through the full height wood doors on the elevator lobby.

ALLIANCE CAPITAL MANAGEMENT

Project Name: Open Area Workstations Conversion from Trading Occupancy - Sanford Bernstein
Location: 767 Fifth Avenue, New York, NY - 20th Floor
Program:
The goal of this project was the reorganization of the northeast area of the 20th Floor from trading to an open area office environment. The population reduced by over 50% from 38 to 18 positions meant rearranging the space to gain operational efficiency and maintaining workflow, equipment and its adjacencies with minimum construction.

Project Name: Sanford Bernstein
Location: 767 Fifth Avenue, New York, NY
Program: Proposed Renovation Southwest Area - 19th Floor - Mailroom and Reprographics Area. The goal of this project was the reorganization and refurbishment of the south central area on the 19th Floor at 767 Fifth Avenue. Specifically, the present congested office area was demolished and replaced with a new Mail Room and Reproduction Area. The work was based on the Alliance Capital Management Plan SK 3 (dated 1/20/02) showing a new Mail Room Area.

As one of the world's preeminent Investment Banking firms, the client had experienced significant and continual growth over twenty years. From its initial move to midtown Manhattan, this growth had necessitated the acquisition of "new" floors in Rockefeller Center Buildings, and also the acquisition of two (2) additional buildings in their entirety consisting of over 2,000,000 S.F. of new space. The move to the new buildings had resulted in substantial ongoing work for David Hunter Architects. As an Associated Architect on the project, D.H.A. performed all programming necessary for the move as well as being instrumental in the design and detailing of over 2000 desks on five (5) trading floors. Past work had involved designing spaces from trading floors to first class investment banking space, from print shops to elaborate computer rooms. There had also been a concomitant increase in the amount of internal moves and re-furbishing of existing spaces.

Strategic planning and building analysis for relocation of corporate headquarters. Extensive site surveys and analysis for Buildings and developments through out the New York City metropolitan region. Building programming, trial lay-outs, stacking diagrams and pro forma analysis.

FINANCIAL SERVICES REGIONAL BRANCH OFFICE

The growth experienced in its varied Chicago facilities prompted the client to construct a single office to accommodate all the required components comfortably and with room for growth. The space at a new Financial Center afforded the proper mix of size, location and quality. The schedule was a genuine fast track with a project time of six months from lease signature to occupancy. The office houses a major trading operation, a deluxe investment banking group and all of the requisite support are as including a computer room of roughly 1200 S.F. It was built to the highest quality levels extant in this field.

Execution Services, Inc. (E.S.I.) had grown steadily over fifteen (15) years having had three (3) successive moves over that time to accommodate its space needs. In this case it had to enlarge its then current space at 1221 Avenue of the Americas. As with other major trading firms, the design for the E.S.I. space was thorough, ranging from Data communications rooms to trading areas to full banking offices. As with other trading firms commissions, David Hunter Architects designed the custom trading desk to E.S.I.'s exact requirements.

Project Name: Private Client Services Relocation - 3rd and 4th Floors
Location: New York, NY
Program: Beyond the need for much larger space, this Private Account Management Group wanted to significantly upgrade its image. New designs were set for client reception areas, a large reception lounge, video-conferencing rooms, multi-media auditorium, sitting rooms and research lounge. All work stations were custom designed mahogany wood furniture as well.

Project Name: Fixed Income Division- 3rd & 4th Floors
Location: New York, NY
Program: To get as many as 960 workstations on the 4th floor at 1221 Sixth Avenue, the standard trading desk had to be designed as 4'-6" in width by 3'-3" in depth. At that time, all of the computer processing equipment had to be housed within the trading desk along with the telephone module known as the "turret". Each desk also had to accommodate the TV monitor which the trading worked with. There were stations with as many as 12 monitors which require the use of double rows one on top of the other.

Project Name: Prime Brokerage New Office - 28th Floor

Program:
Prime Brokerage Rapid Expansion required move to new, greatly enlarged office. The initial project goal was the move of a Prime Brokerage Group from the 10th Floor in Brooklyn to the 28th Floor at Sixth Avenue. Similarly the Securities Lending Group was moved to the 28th floor at a later date.

Program: Equities Loan Expansion - The project goal was the relocation of this Trading Group from its previous location at 1585 Broadway. The work involved 85 active trading desks manufactured by SBFI that required extensive coordination of desk installations and peripheral equipment.
