What we find most interesting and challenging about both Space Planning and Interior Architecture for corporate users is that no two groups are ever the same. Each group inevitably merits a separate and unique design solution.

When necessary, custom solutions are provided to enable our clients to function at their maximum capability, while producing a comfortable, aesthetically pleasing environment. Project Name: New Corporate Offices

Program: The proposal for Architectural Planning Services involved the evaluation and planning for the upgrade move to a new office suitable for the client's current and full term requirement.

WOR-AM RADIO STATION

Project Name: WOR-AM Radio Station
Location: 111 Broadway- New York, NY
Program: The space was upgraded with new and reworked lighting, electrical wiring and data cabling, new carpeting and upgraded finishes. Major renovation was needed for a new broadcasting studio and control room area, along with new open plan office areas with new workstations on both east and west ends of the floor. Accurate CAD plans were created for the space as this is an unusual building with many unique conditions.

INTERNATIONAL FINANCIAL SERVICES FIRM

Project Name: Corporate Expansion
Location: New York, NY
Program: The Project goal was to relocate several Investment Banking and Corporate Business Units into a modern Seventh Avenue Office Tower. Existing space for I.T. Analysts was extensively modified to accommodate similar work station densities, but with more user specific space and equipment requirements.

Project Name: Corporate Expansion Emergency Office Relocation (9/11)
Location: New York, NY
Program: Emergency Office Relocation required by 9/11/01 tragedy. The scope of this project was to outfit the 19th &20th Floors sufficiently to achieve occupancy by the client as soon as possible. Due to the requirements, there were real time constraints on the project schedule, which was meant to take no more than two (2) weeks. Further, the space occupied by the client had increased significantly from the time of its move into this building and it was expected that the staff would grow in the next year.

Project Name: IED - Special Scheuer Trading Group
Location: New York, NY
Program: The project goal was to use the latest trading practices to achieve state-of-the-art facility for a tightly knit and highly productive trading unit. The group leader had to maintain eye contact with each of the other lead traders while being able to function independently with the group's leading clients. The space had to be capable of accepting technological innovations and extra personnel without any disruptions or downtime for normal renovations. The free form solution to the desk allowed all the function criteria of the group to be met while enabling recurrent technological and personnel changes.

Project Name: Corporate Expansion- 25th Floor
Location: New York, NY
Program: Special Schematic Planning - 25th Floor. The goal of this project was the minimal refurbishment and outfitting of an existing floor needed for the occupancy of the client without disturbing any existing construction or ceiling areas.

Project Name: Business Information Systems Enlarged Area of Work - 39th Floor
Location: New York, NY
Program: Departmental Expansion with New Workstations, Counters and Reworked Rooms, Construction Documents - 39th Floor. The goal of this project was the refurbishment and reconfiguration of the BIS Library. At the time, the identified goals were to combine two existing rolling shelving assemblies; to eliminate the "public" work stations; to incorporate two satellite workstations; to reduce the existing research library and to create an openness to the research spaces allowing more natural light into the center of the library. Recognizing that work had to be accomplished with the staff maintaining full operations, work on the project was carried out in phases.

Project Name: Corporate Expansion and Renovation - 21st, 22nd and 23rd Floors
Location: Midtown, New York, NY
Program: The goal of this project was the overall expansion of an Investment Management Group in midtown, Manhattan. The initial expansion was for sales group into equity new space on the 23rd Floor. The existing groups were reconfigured into longer, more efficient spaces using the vacated areas on the 21st and 22nd Floors. An important collateral part of this work was the significant upgrade of both existing offices and common spaces on the 21st and 22nd Floors. Existing open work spaces on the 22nd Floor were enclosed with new glass front partitioning.

INTERNATIONAL FINANCIAL SERVICES FIRM

Project Name: UPS / Battery Room - 2nd Floor
Location: Brooklyn, New York
Program: Schematic Design, Design Development and Construction Documents for Battery Room - 2nd Floor . The goal of this project was the creation of the Cable Plant for the Campus Computing concept now being adopted by the client. It was initially meant to occupy the entire Second Floor. Much time and effort was expended in following the program for the entire Second Floor as it was being developed by the IT group. They are a cutting-edge organization now involved in developing basically a new technology. At the outset, the identified goals were to A.) design an overall floor plan to accept growth of all required component parts of the finished center; B.) a Phase 1 area of approximatly 7,170 RSF to be fitted out: C.) a Phase 2 area of approximatly 11,250 RSF to be fitted out, and D.) a Phase 3 area of approximatly 22,000 RSF to be built out in the future. There was a heavy technical component for all of these areas with correspondingly heavy MEP requirements.

Project Name: Brooklyn - Campus Computing - 2nd Floor
Location: Brooklyn, New York
Program: Schematic Design, Design Development and Construction Documents for Campus Computing Data Center - as conceived by the IT Comms Room Services Group, this project consisted of seven (7) separate areas of work in Brooklyn.

Project Name: Private Branch Exchange - Brooklyn - 3rd Floor
Location: Brooklyn, New York
Program: The scope of this project includes installation of a new Lucent G-3 PBX, rectifiers, demarc frame and batteries in the 3rd floor PBX room. Existing system 85 PBX and batteries were removed.

Project Name: Business Continuity Planning Facility - Trading Conversion - 9th Floor
Location: Brooklyn, New York
Program: Schematic Design, Design Development and Construction Documents- 9th Floor. Goal of Brooklyn BCP Project was to provide space to maintain a firm's New York trading operations in the event of any emergency or other business interruption. The chosen site was an under utilized cafeteria at a major Facility in Brooklyn.

Program: Pretest Facility - 9th Floor - Planning and Architectural Services, Revisions, As-Built plans. The goal of this project was the creation of a back-up Cable Plant for the Campus Computing concept being adopted by the client. The initial goal was to modify the existing Pretest Center for the needs of the new Campus Computing concept. The second goal was to develop a back-up cable plant comprised of many types of technical equipment.

WAKEFIELD NATIONAL CORPORATION

Wakefield National purchased the townhouse at 115 East 55th Street as both an investment and for use as its Corporate Headquarters with a distinctive, quality identity. The required construction and move- in schedule was less than three months and the work had to be kept within a fixed budget. The budget was maintained as was the move-in schedule.

David Hunter · Architects provided design and project management for their initial offices at the 1251 Buildings well as for their current space at 1270 Avenue of the Americas.

As with other financial sector firms, S.G. Warburg has experienced steady growth over a period eight years. Because its back-office operations area could not be expanded with the acquisition of adjacent space, David Hunter · Architects was retained to redesign the space for larger occupancy requirements. The new design accommodated 33% more people, equipment and offices than the initial lay-out.
